- Cheapest Sobha home you can buy in Bangalore. Sobha Dream Acres is designed for the aspiring middle class, nuclear families and working professionals with affordability in mind.
- Good accessibility to all major IT corridors in Bangalore East. It is conveniently located at Panathur Main Road, off Balagere, with access to locations such as Marathahalli, Whitefield, Outer Ring Road, Varthur Road and Sarjapur Road.
- Lots of open space. The project is spread over 81 acres of land out of which Sobha claims to make about 80% available for open spaces. The families living here will have ample space to breath fresh air and enjoy the lavish greenery with natural flowers, plants and trees.
- Nice amenities. The project offers 5 club houses with Gym, indoor games etc, as well as an array of choices for outdoor games and activities. They offer multiple basket ball courts, multiple tennis courts and multiple volley ball courts. There are 5 swimming pools, large parks and jogging tracks. The project also offer some convenient services like ATM, retail store, clinic etc.
- All homes are fully vaastu compliant. Even if vaastu is not important for you personally, vaastu compliance is a good thing from a resale perspective. Vaastu compliant homes are comparatively easier to sell.
- Reliable builder with a solid track record of delivering successful projects. All previous Sobha projects have delivered good appreciation and do well in resale.
- Only 1 and 2 BHK options are available. If you need 3 or 4 BHK in this area Prestige Lakeside Habitat will be a good option although you should consider the higher pricing compared to Sobha Dream Acres.
- While the 2 BHK home comes with 1 pre-assigned car parking, the 1 BHK home does not come with a car parking. You will need to specifically ask for it and pay extra.
- The huge open spaces need regular maintenance and may add to the monthly maintenance on every owner. The monthly maintenance charges could be comparatively higher.
- Poor Power back up of 0.5 KVA for 1 BHK and 0.75 KVA for 2 BHK. This is barely anything to even run basic lighting, so you should factor the cost of an inverter. You may need it.
- Sobha Dream Acres is the cheapest in this area, but strictly comparing per square feet prices, North Bangalore has better options like G Corp Icon and Bhartiya City at this price range (per sqft prices). If North Bangalore is not an option for you, then this is still a good option.

Sobha Dream Acres is priced very competitively in the area it is in. The proximity of Sobha Dream Acres to the Golden Quadrilateral makes this a great investment. Sobha Dream Acres has very few floor plan options (See plans below in Property Details section). There are only about 4 plans each for both small and large 1 BHK, about 5 plans for 2 BHK and 2 plans for the large 2 BHK. Note that this project is focused on delivering a lower total cost so bedroom sizes are reasonably sized (10×11). Given the fewer choices we are giving a lower rating of 6.8.

Sobha Dream Acres is located very close to the Golden Quadrilateral connecting all major roads like Marathahalli Road, Whitefield, Outer Ring Road, Varthur Road and Sarjapur Road. The access and traffic volume here is much better than Varthur road. Also this location has a much closer access to Marathhalli and hence also to Outer Ring Road which means you do not need to touch Varthur Road to reach Whitefield. We are giving a rating of 7.5 for this location which is a little bit better rating than Varthur Road (7.0) which sees massive traffic to and from whitefield.
Even though this project is focused on delivering lower total cost to the buyer, the facilities made available are excellent. Sobha Dream Acres amenities are well thought with most things available in multiples (5 club houses, 5 swimming pools etc). They are placed well across the property and are of quality you can expect from Sobha. Overall this project compares with the best in terms of amenities. Also convenience services like ATM, coffee shop, retain store etc. add to the overall living experience. Considering these we are giving Sobha Dream Acres a rating of 8.2 for amenities.
As you can expect the specifications are a little lower due to the focus on cost savings. For example the flooring is vitrified tiles but the skirting is all ceramic. Another example is the power backup of only 0.75 KVA for 2 bedroom plans (1 Bedroom plans get even less than that). There are compromises that are made here and there, that will clearly be felt but ultimately will make the home cheaper for the buyer. However from a fair comparison perspective we are giving a lower rating of 6.9.
The average rental appreciation is at 7-10% annually in and around this location. Most homeowners anyway have a 10% rental increase clause in the rental agreement in Bangalore. Given the lower entry cost (while buying) the property here is sure to appreciate well. This location has good rental demand because of the many IT and BPO parks nearby in addition to the local demand for homes. We are giving a excellent rating of 8.0 for Sobha Dream Acres. In fact the demand is so good that Sobha has already sold about 1000 units in just the first 6 months of launch.
