Salarpuria Sattva is an experienced builder with many highly successful projects in Bangalore and other cities, and a track record of delivering on time with good quality. We give them an excellent rating of 8.5

PRICE – Salarpuria Divinity Review
We feel that the Salarpuria Divinity prices are higher compared to two other competing projects in this area. While it is about Rs. 1500 per sqft less than Birla Apple Spire, it is about 500 to 750 more than Brigade Panorama and Prestige Temple Bells respectively. The common area specifications do not justify the price so we give them a lower rating of 7.9.

FLOOR PLANS – Salarpuria Divinity Review
This property offers an excellent choice of floor plans. They offer about 20 different floor plan configurations that start from 33 lakhs onwards to about 1 Crore. These plans are designed to offer widely different placements so you have a variety of choices. Bedroom sizes in most plans are very decent. Hall and Kitchen sizes are nice too. Overall the nice floor plans and the amount of choice means they earn an excellent rating of 9.3 for floor plans.

LOCATION – Salarpuria Divinity Review
Salarpuria Divinity is in a very accessible location due to the fact that three major roads are close by. The property is right on Mysore road which gives it access to other west areas like Rajajinagar and Majestic area. The NICE road give toll access but generally light traffic access to most major areas in Bangalore. The Outer Ring Road give access to the properties in the South like J.P Nagar, Electronics City, Koramanagala etc which is the IT hub connectivity to this area. Even though this area in itself is not an IT hub, given the nice access it has we give a reasonably good rating of 8.1.

SPECIFICATIONS – Salarpuria Divinity Review
Salarpuria Divinity Specifications are good but certainly not in the luxury segment. For example the common areas are not fully granite/marble but are vitrified tiles. Most good projects these days offer this as standard. The stairs are the soft Kota stone. The flooring in the apartments are all vitrified. At this price we feel they could have afforded to give wooden flooring for master bedroom. We are giving them a lower rating of 7.0 for specifications.

APPRECIATION POTENTIAL – Salarpuria Divinity Review
We feel that this area will appreciate well in future although we do not expect quick returns. There are plans to connect Mysore and Bangalore to develop a twin city concept. However the progress has been slow due to several conflicts with the NICE developers and the state government. If that ever takes off this are will see some major appreciation similar to what is happening with North Bangalore now. Without expecting that to happen this area will still ride on the appreciation due to general shortage of homes in Bangalore which is fetching about 8 to 10% appreciation per year. Also the connectivity via NICE and ORR in addition to Metro is a major factor as well. We give a good rating of 8.4 for appreciation potential.
