BUILDER – RMZ Latitude Review
Since 2011, the RMZ Homes have been continuously making their mark in the residential building sector. And since then, it has solidified its footing and established its dominance in the major cities of Bangalore and Chennai. Its reputation of providing high end living and luxurious apartments has grown steadily since its foray into this field. RMZ Homes which was initially a developer in building commercial office spaces, has used its skills of professional property management into their residential properties. We give them a well deserved 8.2.

PRICE – RMZ Latitude Review
While we understand that the builder has used premium materials for this project comparing with competing projects in this area with similar specifications, we think the price is higher than it should be. RMZ Latitude has been priced at least Rs. 1000 more than Krishna Brighton and about Rs. 2500 more than G Corp Icon so the highest among its competitors in this segment and in this area. We are giving them a lower rating of 7.0.

FLOOR PLANS – RMZ Latitude Review
This project has only 2 floor plans. The apartments and suites each have one plan. The plan looks good. The bedrooms are decent sized. The master bedroom is 19×14 and the other rooms are decent size too. Each home gets two balconies which are also of decent size. The overall plan is arranged very sensibly. RMZ Latitude has luxury suites at the 13th floor and above have a nice 2 floor ceiling for the hall with bedrooms in the first floor of the home. The pent house homes are not yet available for sale. We give them a good rating of 8.0 but subject to revision once the penthouse plans become available.

LOCATION – RMZ Latitude Review
Comparing RMZ Latitude with G Corp Icon (Thanisandra Main Road) and Krishna Brighton (Yelahanka New Town) which are competing in the premium segment in North Bangalore, we feel RMZ Latitude certainly wins here. While all three properties have similar infrastructure and facilities given they are all in the same general area – like good hospitals, schools and malls, the project location for RMZ Latitude seems to be in the best area. It is not exactly on NH-7 (the road to the International Airport) but on Dasarahalli Road and is just about a few hundred feet from NH-7. The location is also at a point where it is about half a kilometer after the Elevated Expressway to the airport meaning none of the airport traffic comes here. This means it is away from the busy road but at the same time close to it to gain all the appreciation of being near it. This is a fast growing area with several notable developments happening here. We give it an excellent rating of 9.4.

AMENITIES – RMZ Latitude Review
The sky lounge is a great differentiating feature of RMZ Latitude . It will be a great experience to sit and enjoy the view from the lounge which is about 170 ft. above the ground and hanging between two towers. The sky lounge has glass all around for you to enjoy the view and will have comfortable seating and food service available. Apart from this, RMZ Latitude has all the regular amenities you would expect from a luxury project like swimming pools, tennis court, indoor games etc. See Property Details section below for the complete list of amenities. We give it a lower rating of 8.1 comparing among the three competing premium segment projects in this area.

This project has excellent specifications for both interior and exterior with pretty much imported marble in the entire building. The power back up is about 6 KVA which is decent but not overly generous. Some of the things that you pay for but isn’t much value is the usage of imported marble for bathrooms. While this seems generous, it can be a safety hazard while floors are wet. Again in this category the ratings is the lowest among the three compared, the other two being G Corp Icon and Krishna Brighton.

Even though it is in the fastest growing area in Bangalore, given the high entry cost for RMZ Latitude which is the highest among its competitors Krishna Brighton and G Corp Icon, it will need to wait for the market to catch up to its high price levels before appreciation can happen. With just this fact in mind, we are giving it a low rating of 6.9 for Appreciation Potential. We do think this project will appreciate but not in the near term (2 to 3 years).
