BUILDER – RMZ Galleria Reviews
Since 2011, the RMZ Homes have been continuously making their mark in the residential building sector with some very successful ventures. And since then, it has solidified its footing and established its dominance in the major cities of Bangalore and Chennai. Its reputation of providing high end living and luxurious apartments has grown steadily since its foray into this field. RMZ Homes which was initially a developer in building commercial office spaces, has used its skills of professional property management into their residential properties. We give them a well deserved rating of 8.2

PRICE – RMZ Galleria Reviews
RMZ Galleria is clearly priced higher than current market rates (at the time of writing this review). The per square feet price works out to about Rs. 7000 which is significantly higher than comparable properties like Bhartiya City which is in the Rs. 4700 range. In fact it is almost close to the price of Krishna Brighton which is an ultra luxury property in Yelahanka. It seems like they are claiming a premium for the limited number of apartments and having the advantage of living so close to South India’s largest mall. There are certainly people who will pay high prices for that advantage but for most of us this is a put down. We do think that this location is absolutely fabulous and will most definitely appreciate but we still think the pricing is a concern. We give RMZ Galleria a lower rating of 6.9 for price.

FLOOR PLANS – RMZ Galleria Reviews
With a development of this grand scale, you would expect to have several different floor plans choices. However they have just 4 floor plans for 4 different house dimensions which is 1 for each apartment size. Sometimes builders release floor plans in phases and maybe they have more plans coming. But at this time we can only give them a rating of 7.0. If in future we see more floor plans we will certainly consider revising this rating but for now 7.0 will have to do. I recommend that you still check the floor plans in the Property Details section below. In case you see the floor plan you like, the number of choices don’t really matter then. You only need to like one 🙂

LOCATION – RMZ Galleria Reviews
The best feature of RMZ Galleria is the location. There is great road connectivity to all major areas, the International airport and the Metro. The triad of transport is completely fulfilled here. This location is also experiencing very nice growth so good from an appreciation perspective. There are many top rated educational institutions in this area including many international schools. Columbia Asia hospital, Narayana Nethralaya and Kaveri Hospital are about 10 minutes from here. Manyata Tech Park is about 20 to 25 minutes away. So it is definitely in a strategic and landmark location. Also not to forget with South India’s largest mall right next door there is nothing to complain. With all this in mind, RMZ Galleria gets an excellent rating of 9.4.

AMENITIES – RMZ Galleria Reviews
RMZ Galleria gets a 8.0 for amenities. See the full list of amenities in the Property Details section below. They have all the facilities that will be available to its residents such as a nice club house with several indoor game options, outdoor games like Tennis, Basket Ball and Cricket (Pitch with net only), Spa with steam, sauna & fitness room, jogging and children’s cycling track, Amphitheatre Senior citizens’corner and pet’s corner, to mention a few. They have spent a lot of time to ensure everything is met for the home owners, including dine out, cafeteria, supermarkets, gas station, ATM machine and many more. It will also be a kid friendly place and have not forgotten the elderly either. Most of these benefits are expected in most good projects but what pushes RMZ Galleria to a 8.0 is the proximity to South India’s largest mall.

SPECIFICATIONS – RMZ Galleria Reviews
We are rating RMZ Galleria specifications at a slightly lower 7.8. RMZ Galleria is a mixed bag when it comes to its specifications. Some of the specs are really good and in other areas they have made compromises. For example they have vitrified flooring in the entire house. That even includes areas like bathrooms and balconies. Of course they have matte finished vitrified flooring there so you do not slip when it is wet. This is something most other builders do not offer. Most other builders always have ceramic for bathrooms and balconies. so that is good. Where they have compromised is they have ceramic tiles for skirting. Skirting is the 6 inch tiling at the bottom of the walls. We just think this was an unnecessary compromise. The other such area we found was that they have used Granite and Marble for stairs in the ground floor but have used Kota in the floors above ground level. Other than these two things all other specs are very nice. Kitchen has granite counter. You get False ceiling with grid panels. Main door is not teak but is hardwood with superior melamine polish (This is a very expensive polish and looks awesome). In fact not just main door all other doors are also hard wood which is great. Windows are UPVC glazed. So like we said at the start it is a mixed bag. Good specs overall with some small compromises.

APPRECIATION POTENTIAL – RMZ Galleria Reviews
RMZ Galleria gets a 8.1 for appreciation. The property in all aspects look perfect for appreciation but still only gets 8.1, because of the high entry cost at Rs. 7000+. It will take time for the property to catch up with appreciation of current properties with prevailing prices lower than that. RMZ Galleria is located in North bangalore and also in a great location in Yelahanka. If you are familiar with this area you would have seen the brick factory. This is the land the RMZ Galleria project is coming up on which is prime real estate here. Even though the entry price is high, we think due to its location and the fact that it will be right next to South India’s largest mall we do think this property will appreciate well over time. Just give it time to catch up. If you love shopping options near to your home, this is an awesome choice but do compare with Bhartiya City which on Thanisandra Main Road about 7 to 8 kms from here but in the same general area. From an appreciation perspective you may need to wait for RMZ Galleria to catch up with the rest of the market for a while but will surely appreciate after that.
