Prestige Lake Ridge Review
- Compared to its closest competition in the area, Godrej Eternity, the location of Prestige Lake Ridge is much better. The site is very close to the Mantri Tranquil location and has access from Subramanyapura Main Road (better approach road) and Gubblala Road (You will pass through Mantri Tranquil if you take this approach road). Some of the convenient things close to this location are Metro Cash and Carry, Isckon Temple, Bangalore International School, Presidency School, National Public School, Apollo public school, Institutes like KSIT, Yellamma Dasappa Institute, PES University etc. Subramanyapura main road and Kanakapura Road are the nearest roads with loads of commercial establishments.
- Kitchens at Prestige Lake Ridge come with a separate utility area (approx 40 sq ft.) where you can keep things like washer and drier. The utility room comes with ceramic tiles for the dado (wall), which makes it easy to clean.
- Prestige Lake Ridge property comes with some excellent amenities. In additional to the regular amenities like swimming pool and club house, they have some additional facilities like a Mini Theater, badminton, squash and tennis courts, Yoga and Spa, terrace party area etc.
- Every apartment comes with Split AC provisions in the living and all bedrooms by default. It is too much of a hassle to get these done after you buy the apartment as you need to break the wall open in several places. However with these provisions being already available to you, this will be one less thing to worry about.
- At Prestige Lake Ridge, master bedroom bathrooms come with a granite counter wash basin. All bathrooms have been built to conceal the geysers inside the false ceiling. Also the suspended pipelines and ceramic tiles on the wall, from ground to false ceiling with anti skid tiles for flooring makes the bath room design thoughtful, good looking and convenient.
- Prestige lake Ridge offers many floor plan options starting from 1 bedroom to 3 bedroom. You will not have a problem finding a problem finding a plan that matches your expectations. The 3 bedroom plans have the option of a maid room with its own toilet. Maid rooms can easily be converted into an extended utility or an emergency bedroom if you do not intend to have an in-house maid. The bedroom sizes are also decent.
- The property sports a grand entrance lobby at every tower with granite/ marble flooring and wall cladding. The grand lobby will surely impress your visitors.
- At Prestige Lake Ridge the generator Power back up is only for common areas if you do not purchase it. DG power backup for your apartment comes at an additional cost.
- Even though the main lobby in every building look luxurious and have marble and granite for both flooring and cladding, the upper floor lobbies only come with vitrified tiles.
- According to latest government norms all buildings should be at least 75m away from the lake bed. Prestige Lake Ridge seems to be safe overall from that perspective, but has one tower that seems to be either less than or close to 75m from the lake bed. If you book an apartment here, we suggest that you avoid the tower closest to the lake (Tower 5).
- If you do not intend to use Metro Rail for transport this may not be important but if Metro is important to you, the nearest Metro station to Prestige Lake Ridge is on Kanakapura Road and is not in walking distance from this property.
- This property does not come with piped gas which is a common facility provided by most modern apartment projects.
Prestige Constructions is a ISO 9001 company and has been in the construction business since 1956. Since then they have successfully delivered 184 projects across south India and have another 50+ projects that are ongoing. They have won several awards like FIABCI award, the DA-1 Developer rating from renowned rating agency CRISIL, the prestigious D&B Awards for being the Top real estate company, Bangalore Hot 50 Brands, International Property Awards, CNBC Asia-Pacific Property Awards etc. They are also a publicly listed company with listings on both NSE and BSE which means they are publicly accountable and required to be transparent. Very few buiders have a track record like this. We have reviewed some of their completed and recent projects and are convinced that they can deliver well. We give the Prestige Lake Ridge builders a rating of 9.4.
Prestige Lake Ridge pricing is a little bit higher than market prices in this area. It is about Rs. 250/- to 300/- per square feet more than the Godrej Eternity property. But this property is also in a better location. So the prices seem justified from that point of view. However compared to overall prices of apartment projects in this area, the price is probably higher by about Rs. 300 per square feet (at the time of writing this review). Due to this we give a moderate rating of 6.9 for pricing. One thing to note is a branded name like Prestige is good for resale in case you decide to upgrade your property or need to sell it in future for some reason.

Like many Prestige properties, Prestige lake Ridge offers a wide range of floor plans. The plans range from 1 to 3 bedroom plus maid quarters and are of varying sizes among each category. The bed room sizes are pretty decent as well. Choice is not an issue with this property. With this we offer a rating of 8 for floor plans.

The Prestige Lake Ridge is located near Gubllala Road which is just a short distance from the junction where Kanakapura Road meets Outer Ring Road. There is an approach Road from Gubllala Road that leads to the property. The site is right next to the Mantri Tranquil location and has a lot of commercial establishments like restaurants and shopping options nearby like forum mall, cafes etc. There are also some excellent schools and higher education institutes nearby. We give a slightly better than moderate rating of 7.3 for location.
This property has some excellent amenities both indoor and outdoor, sports, entertainment, health and socializing amenities. Some of the unique amenities are the terrace party areas, the media room or the mini theater where you can watch movies or cricket matches as a group, health club and spa etc. The only downside is that this property does not come with reticulated piped gas which seems like a common feature these days. Consider these facts we are rating Prestige Lake Ridge at a 7.4.
The specifications for this project are good and are in line with expectations from a group like Prestige and comparable to Godrej Eternity. Both these projects have very similar specs (you can see the entire list below in the property details section). However unlike Godrej Eternity here the power backup for every apartment is more than adequate, but comes with additional cost. Both these projects have no teak doors but prestige also does not offer a premium option in case you want granite or marble flooring for your home even if you are willing to pay more. Also no piped gas at Prestige Lake Ridge. We think that specification wise Godrej Eternity wins overall. Considering this we are giving a rating of 7.6 for specifications.
Overall Kanakapura Road area has been appreciating consistently, it is just not as fast as other areas. While buying a property in this area it is important to not compare with other areas in Bangalore like North Bangalore, but compare with properties within this area. Given the location of Prestige Lake Ridge we feel that the property will appreciate better than competing properties in this area including Godrej Eternity, even though at a modest rate. The Prestige name will cetainly add to the value of the property. Given the future prospects in this area are reasonably good we rate this property as 7.1 for appreciation potential.
