Godrej Eternity Review
- Godrej Eternity is a low density development coming up in 18 acres near Kanakapura Road, with each block only having 3 floors. This means more space for less people overall in the property and its facilities. Also the proposed Vajrahalli Metro Station is expected to come up within walking distance from this property. The property is also close to the NICE Road.
- Godrej Eternity offers two options when it comes to flooring. The base option will have vitrified tiles for the house, but if you go for the premium option, you can get marble for living and dining. Master bedroom will have laminated wooden flooring for both options.
- Residents of Godrej Eternity can shop groceries without the hassle of driving to a store. Nilgiris Supermarket is planning to open a full fledged super store within the Godrej Eternity property. Nilgiris is one of the oldest super markets in Bangalore dating back to 1905. Most people probably remember their first store in Brigade Road where it was famous for their yummy pastries.
- Primary healthcare will be available within the Godrej Eternity property. There will be a clinic with a general physician along with a phamarcy from Apollo Pharmacy and consultation and diagnostics by Omega Diagnostics and Healthcare.
- Godrej Eternity is planning to have a restaurant within the complex. It is not clear at the time of writing this review as to which restaurant group is coming but the infrastructure for the restaurant is being planned.
- If you ever have more guests than you have bedrooms to accomodate, the Godrej Eternity club house will have guest rooms that will provide a hotel like experience. Entertaining guests will be easy here.
- Godrej Eternity is planning to provide a Creche. While busy mothers can utilize this service, all other kids too can enjoy some social time with other kids in the apartment. There will also be a children's play area where kids can make the most of their play times.
- Godrej Eternity provides several social features. They plan to provide a party hall to celebrate birth days, anniveraries, a party or other happy occasions. The club house will have indoor games like billiards, dart board, board games, table tennis etc. If you are more of a outdoors person they plan to have a barbeque area where friends and family can come together and enjoy some hot barbeque food. They also plan to provide some social spaces outside with hammocks where grown ups can relax and keep an eye on their kids while they play in the garden.
- Godrej Eternity will have some excellent health and fitness options like a fully equipped gym, a health club with massage and steam room, a jogging and cycling track and a unique accupressure pathway.
- For the sports person in you, there will be a cricket pitch and a tennis court - both outdoors, and an indoor badminton court. The club house will also have a large swimming pool with a kids pool next to it.
- For those who want to explore an artistic endeavor, Godrej Eternity is parterning with Noopur Performing Arts and Eardrums Music to offer dance and music lessons within the property.
- The property will have an in-house mini theater so you can enjoy watching movies or may be cricket matches together.
- Every apartment here comes with reticulated piped gas which means you do not have to worry about changing cyclinders. Every home will have a meter and you just pay for your usage.
- The developers plan to provide a few other convenience service like a laundry service to wash and iron your clothes and a business center equipped with audio and video conferencing facility.
- While we like the Godrej Eternity property, we do not recommend it, if you are strictly looking at it as an investment opportunity. The appreciation in this area is expected to remain modest which is estimated to be under 10% a year.
- The project may get BBMP approval in future but for now, it does not seem to have it, even though it does fall in the NICE corridor area.
- The approach road to Godrej Eternity, coming from the Direction of Ring Road is narrow. The property is actually about 1.5 kilometers from the Ring Road.
- The power backup for 1 BHK is 0.75 KW and the 2 and 3 BHK get 1 KW. This is barely enough for basic lighting. You should probably factor in buying an inverter as this will be only enough for basics.
- The builders have not announced a possession timeline. But we are estimating it to be around 2020-21. If you are looking for early possession this is probably not for you.
As the name Godrej Eternity indicates, Godrej Properties is the builder of this project. Even though Godrej has been in commerical construction for a really long time, Godrej launched its first retail real estate project in 2012. Since then they have developed projects across several cities in India (12 cities at last count) and along the way won several awards and accolades. Some of the awards worth mentioning are the ‘Most Reliable Builder (2014)’ by the CNBC Awaaz Real Estate Awards, ‘Popular Choice – Developer of the Year (2013)’ by ET Now, ‘Real Estate Company of the Year (2015)’ at the Construction Week India Awards and the ‘Innovation Leader in real Estate (2014)’ award at the NDTV Property Awards. They have delivered some excellent architectural pieces with great realiability in terms of construction timelines. One thing to watch out for with Godrej Properties projects is that some of theier projects are contracted to other builders when customer service can be at best described as ‘ok’. But this project in particular is being built by Godrej Properties. Considering their delivery history and feedback from buyers we are giving them an excellent rating of 8.9
We feel that the prices for this property are in line with the realty market in this area. At the time of writing this review the prices are at 4200 per square feet (Base Price). While we do not think the price will appreciate here quickly, we do think that the property has been priced reasonably. In fact if you compare with the closest competetion to this project Prestige Lakeridge, the prices are even about Rs. 300/- cheaper per square feet. There are other properties in this area that are selling for cheaper than both these but comparing apartment prices without considering the difference in quality and amenity is not a good indicator of whether the price is reasonable. Godrej Eternity offers a huge range of selection when it comes to floor plans. Even though they only advertise 2 and 3 bedroom, they do also have 1 bedroom plans. Starting at about 40 lakhs for their cheapest plan to their largest planthat costs around 80 lakhs, their plan choices offer a variety of different bedroom, blacony and hall sizes in many different floor configurations. Location is the weakest point of this property. If location is important to you, we urge you to look at Prestige Lakerdige as well and compare your options. What gives away Godrej Eternity is the approximately 1.5 kms of narrow approach road from the main road. It also does not seem like there is any road expansion plans, as far as we know. Also since this are is generally a low appreciation area we are giving the location a poor rating of 4.5.
This project offers a host of excellent amenities, almost to the magnitude of a large township project. In addition to the regular amenities like the club house and sports facilities they are offering several social and work friendly features, and health related features like a Clinic and a Pharmacy, the Grocery supermarket by Nilgiris, guest rooms in the club house, a restaurant etc. We also like that every home will get reticulated piped gas. Overall the amenities are excellent and deserve a rating of 7.6
Overall building specifications of Godrej Eternity looks good, however what we really liked is that the availability of a Premium option. Among the thousands who call us for advice, one very common question we always get is, if the builder will allow modifications because they wanted to have marble or granite flooring etc. Obviously most builders do not allow this. However Godrej Eternity offers the premium option where you will get Marble flooring for Dining and Living rooms and Wooden flooring to the master bedroom. I think they really understood buyers needs when it comes to flooring specs. We would probably give them a higher rating than 9 for specifications but couple of things like low DG power backup of 1 KW and Lack of a Teak main door for the Premium option brings the rating down to 8.2. Still an excellent rating.
While appreciation overall in this area compared to areas like North Bangalore are lower, the particular location of this particular property and the approach road width makes this a hard choice for a investment oriented buyer. While there are lots of entertainment and shopping options in this area the long and narrow approach road makes this a weaker location. However if the approach road does not bother you much and you are looking more for living then you could consider this property. We recommend that you make a site visit before you decide, since there is a price advantage compared to Prestige Lakeridge.
