BUILDER – Godrej E City Review
Godrej E City is built by Universal Builders who were the original owners of this 15 acre land. Originally the joint venture with Godrej was for the purpose of building luxury villas in the land, but was later changed to build apartments instead. They are Bangalore based and not really new in the real estate sector. Their experience include delivering 3 large projects in Mumbai and 2 smaller projects in Bangalore prior to their foray into the joint venture with Godrej to build Godrej E City. This rating of 6.9 is lower but does not reflect the construction quality though. We do think that the specifications of the Godrej E City project is better than reasonable. However to be fair, compared with other builders, we are rating them lower due to poor customer service.

PRICE – Godrej E City Review
Godrej E City has nearly doubled in price since it was first launched despite the negative customer service experienced by buyers. This really reflects the strength of the property to appreciate. This is driven primarily due to the huge rental demand in the area and the location (proximity to IT and Biotech companies) – despite the narrow approach road. We estimate that the prices will continue to increase for this property and the current price definitely justifies the rating of 8.4. You should notice that the approximate prices mentioned below are higher than what you will see qouted in several real estate websites and forums for Godrej E City. This is because of how they approach pricing. The prices can vary widely based on which apartment you choose (view, proximity, size etc). So we wanted our price guidance to closely if not accurately, reflect what you may actually end up paying and not the base price.

FLOOR PLANS – Godrej E city Review
With Godrej E City having around 800+ apartment units you would expect several different floor plan options. But we find that there are only about 6 different floor plan choices available. While floor plans beinf offerred are good, we wish there was more choice to cater to various requirements. The good floor plans originally put the rating at almost 9 but due to less choice of plan variations, we are bringing the rating lower to 7.9. If the floor plans they have appeal to your needs, this should not matter but the lower rating is really considering all the people who are still early in researching and like to have more options.

LOCATION – Godrej E City Review
The location of Godrej E City is just about 5 minutes from major IT and Biotech companies, proposed metro station and other connectivity options in Electronic City. As you may already know, Electronic City is quite a bit away from the rest of the city but is self reliant in terms of shopping options. There is plenty to go around and do in this vicinity. There are also some excellent schools in the neighborhood. If Electronics City is something that you are considering for living, the apartment site is in a great location. The narrow approach road reduces some points but since that road will be expanded some day (at the pace you can expect from government agencies) the future potential still isnt too bad. We are giving a good 8.8 rating for this location.

AMENITIES – Godrej E City Review
Godrej E City has all the usual amenities you would expect from a modern apartment project like the swimming pool, indoor games, landscaped gardens etc. In addition they also have solar water heating to every apartment which is nice. This should help save some money on your electric bills and also ensure hot water is available all day. There is also a in house convenience store planned which is great. We are rating a 8.1 for amenities for Godrej E City.

SPECIFICATIONS – Godrej E City Review
The specifications for Godrej E City is reasonably good for the price. This is certainly not a high end project but has good specifications for a moderately priced home. All rooms come with Vitrified tiles. Bathrooms and Balconies come with anti-skid ceramics. The kitchen comes with granite counter and stainless steel sink as you would expect. We wish the steel sink would be a little bit bigger than what they provide though. The common areas have tandur stones. Tandur stones are lime stones that come in a couple of different colours. They are not as hard as granite but look good. We wish they had chosen granite over Tandur as they both cost almost similarly. The Tandur stones almost have a marble like finish but are softer than granite. Bathrooms come with Jaguar fittings and the master bath has a granite counter for the sink which is nice. The power back up is really nice (3 to 5 kw – depending on the size of your apartment). The front door has teak frames but with hard wood shutters. The specifications are modest but pretty well balanced for the price you pay.

We do think that Godrej E City will appreciate very well. The proximity to IT companies and the huge floating population means excellent rental potential. The location within Electronics City is also pretty good, except of course the pain of the approach road upgrade work. We give a good rating of 8.7 for appreciation potential.
