Shapoorji Pallonji is a 150 year old company focused on Construction. They have built some of India’s finest landmarks including a few which are considered heritage structures. PRICE – Assetz Marq Review
Assetz Marq is probably one of the best priced properties in this area. You should not compare it with projects that only provide an apartment for you. But if you compare with properties that provide similar features like Shopping, School etc within the premises you will see that this is an extremely well priced property. Also bear in mind the proximity to so many IT companies nearby. The amenities in the project are top class and will make a very comfortable living and at the same time is in the affordable price bracket of 60 lakhs+. We are giving this project an excellent rating of 9.5 for price.

FLOOR PLANS – Assetz Marq Review
The floor plans at Assetz Marq are excellent. However we are rating it a little bit lower at 8.5 since we would have liked to see more floor plan options. There are currently only about 7 plans available but more could become available in the future as they open up new towers for sale. But they do have all 2, 3 and bedroom configurations so variety is not an issue even though it is limited in terms of choice among those configurations.

LOCATION – Assetz Marq Review
The location of Assetz Marq is excellent. The biggest advantage is that ITPL with about 100 IT and BPO companies in addition to several other IT companies and private IT parks are in the vicinity. Even though Assetz Properties Group itself provides a school in-house, there are several International and CBSE schools nearby. In addition to the in-house shopping facilities there are several large format malls in the 6 to 8 kms range like the Forum Value Mall & Park Square Mall both on Whitefield Road and the Virginia Mall on Varthur Road. At the same time it is far from the hustle and bustle of whitefield but near enough to travel quickly when needed. This is a great location to live and hence gets a good rating of 8.9

AMENITIES – Assetz Marq Review
Assetz Marq property comes with a lot of nice amenities. There are the usual suspects like swimming pool, kids pool, gym, tennis court etc that you would expect. In addition to that the in house shopping facilities is an awesome feature that only a few other projects in Bangalore provide. Actually this is the only one in this area. There are other 2 properties that provide shopping facilities but are both in North Bangalore (Bhartiya City and Ozone Urbana) area. We are more than comfortable to give a 8.7 rating for amenities.

SPECIFICATIONS – Assetz Marq Review
Assetz marq comes with nice specifications. They provide vitrified tiles for the whole house. Kitchens come with black granite counter and all electrical points pre-fitted like provisions for water purifier, oven, fridge, Chimney, mixer/grinder etc which all have slightly different electrical requirements (difference in amps). All entrance lobbies at every tower are double height ceilings which gives a grand look when you enter. All bathroom come with false ceilings so your plumbing is not visible outside. This property also comes with a unique feature and that is the FTTH connections to each house which means you can have much faster internet speed. We are giving a good rating of 8.8 for specifications. The only reason we are not giving a rating of 9 is because the corridors are vitrified tiles and not granite.

This area has a high demand for rental properties. Most people working in companies at ITPL and other IT companies nearby are what you might consider floating population so they will need a place to stay while they are here and many look for rental accommodation. The property prices in the Varthur and Sarjapur stretch have appreciated so much that there is hardly any more room there to appreciate. However this area – past Hoody junction towards Kannamangala is only seeing development recently which means people who invest now will see some good appreciation. In the event of a correction in the real estate prices, this area is likely to hold value since the prices are still low comparatively and development is just picking up. We give Assetz Marq a 8.2 for appreciation potential.
