- The Assetz 63 Degree East Review revealed that this property is primarily targeted at low budget buyers. If you are looking for cheaper homes and willing to make a few compromises on your expectations - especially the location, or if you are just looking for an investment opportunity, this property comes at an excellent price tag.
- The window sizes are uniquely different at Assetz 63 Degree East. The windows are all 8 feet tall and hence the lighting and air at every apartment will be excellent. Also the internal doors employ a honey comb design that significantly reduces voice transfer across rooms. If you have someone who likes playing loud music in their room, as long as they close their door you are fine.
- The Assetz 63 Degree East property employs some really eco-friendly features. This is not just a fancy thing but will deliver real savings in terms of Electricity and Water bills and hence a lower monthly maintenance cost. For example the common area lighting is all powered by Solar. That combined with CFLs will reduce the common area energy bills significantly, a major cost in building maintenance. The common area lighting is also timer automated which means no forgetting to switch them off in the day time. Also the used water and organic solid wastes are recycled to be used to maintain landscaping, another major monthly cost saving. The maintenance in this property is bound to lower compared to many other properties.
- Assetz 63 Degree East property comes with some excellent amenities like 3 separate swimming pools, 2 badminton courts, gym, tennis court, football field and a host of other amenities. See the full list of amenities at the bottom of this article.
- Assetz 63 Degree East has some good space provisions for things like a Healthcare Unit, Library, Pre-primary school and convenience store etc within the property. It also sports the usual social features like a party hall, an amphitheater, and indoor and outdoor kids play areas, games room etc. The number of amenities provided by this property is no less than any of the high end projects around town.
- The e-connectivity options at Assetz 63 Degree East are excellent. Each home comes with pre-laid FTTH cable for super fast internet speeds. Each home also comes with a choice of 3 cable operators (pre-wired). In most apartment complexes you usually have the option of only one cable operator. However at Assetz 63 Degree East you can dare to change your cable your cable operator if you don't like their service, because you have options. We thought this was cool.
- Every home at 63 Degree East comes with Piped Gas and an individual meter. No more worrying about changing gas cylinders. You just pay for what you use.
- While the bedroom sizes at Assetz 63 Degree East are smaller in size there is a thoughtful feature that comes with every bedroom. Each room has a separate closet area that is not included in the bedroom size. These are only half the wall size so if you are looking to have wall to wall wardrobes, you are out of luck. But if ward robes with half wall size is ok, then this will work out great for you. The 3 bedroom plan has two such spaces in the master bedroom which is nice as well.
- Decent power backup from 2.5 to 4 KVA depending on the size of your apartment.
- Homes at Assetz 63 Degree East come with glazed vitrified tiles for the whole house except bathrooms and balconies.
- The location of Assetz 63 Degree East is the most striking negative point you will need to consider. Although the location is not very far from Sarjapur road, the approach road from Sarjapur Road is very narrow. Also there are no commercial establishments near the property which makes it feel like the middle of nowhere. Future growth may occur here but for now the location seems a little isolated. If 5 to 6 kilometers range is acceptable to you for commercial establishments then, there are several commercial establishments in that range.
- The bedroom sizes at Assetz 63 Degree East are rather small with the largest being 11.5 x 10 feet. This property is aimed at people looking for low cost accommodation so the smaller bedroom sizes may be justified for those buyers but if you are looking for larger bedroom sizes this may not be the property for you.
- The open space area seems much less than many other properties. This property has about 60% open space while 70 to 80% seems to be the common expectation. As a result of this the individual blocks will be closer to each other, than you may like them to be. It is recommended to choose the apartment carefully considering the spacing around it
- The number of floor plans available at Assetz 63 Degree East is very limited. The plans are well designed but there are only 4 plans to choose from. 2 plans for 1 bedroom and one plan each for 2 and 3 bedrooms.
Assetz Properties can be considered as an organizer for several building projects. They don’t always build all their projects themselves (some are contracted to other builder firms). However they do have a consistent track record of successful deliveries. They have both Commercial and Residential projects in their portfolio. So far they have about 10 residential projects that they have their hands on totaling about 7.5 million sq ft. of development. Compared to players like Prestige Constructions they are relatively new but have demonstrated their ability to imbibe modern advances in projects through their ‘Design First’ philosophy. They are also known for their environment friendly approach to projects. Since they are not the primary builders on all of their projects it is hard to have a generalized rating for them as a builder. We would like to rate them at 7.1 with specific focus to the Assetz 63 Degree East project alone.
The price is the strongest point of this property. The price starts at about 38 lakhs for their smallest plan and goes up to 65 lakhs for the largest plan (and this is an all inclusive price). If you are strictly looking from a budget perspective, Assetz 63 Degree East is an extremely well priced property. You get excellent amenities and great specifications for the price you are paying. If you have a tight budget and the location is not high on your list of priorities, Assetz 63 Degree East is definitely an option to consider.
The Assetz 63 Degree East property only comes with only 4 floor plans. We have to say that the bedroom sizes do feel small. The plans have great design with some very thoughtful features like the inbuilt closet space, the nice layout and the taller windows which is unique to this property. However the bedroom and hall sizes leave much to be desired. Just a couple of feet more would have made a world of difference for this property. However since these homes are targeted for lower budgets, some buyers may be ok with the compromise in space for the lower price, but we feel that majority of the buyers may not fall in that category.
The location of the property is probably the most negative aspect of this property. The site is accessible from both Electronics City and Sarjapur Road. However the approach road is narrow and uncomfortable. At the time of writing this review, we are not aware of any plans from the civic authorities to expand this road. We are not saying this will never happen in the future, but for now there does not seem to be anything on the table. If your budget is not a constraint there are other good choices like Prestige Lakeside Habitat and Assetz Marq. If a lower budget is important another good option in this price range is Sobha Dream Acres. Sobha Dream Acres does not have 3 bedroom plans though.
When you consider the low price you pay for this property, we think the amenities at Assetz 63 Degree East are absolutely generous. There are plenty of indoor and outdoor sports and recreation options in addition to several social amenities. There are also additional space provisions for convenience store, creche or other things. These spaces come in handy in future when your Apartment Association for example wants to have a space for a person to come in and iron clothes for the residents or may be other essential services like washing cars etc. They have ample spaces provisioned for things that you may not forsee today but may feel the need for in future.
The property has good specifications for the price you pay. Especially the green features that will also reduce your monthly maintenance outgoings. The common area specifications are not really clear and also there is a clause in the terms that the specs may change based on availability bringing some uncertainty – but we do not think this is unique to Assetz. Most Apartment contracts have similar clauses mostly to protect themselves from potential litigation. The proposed specs however look pretty good. We hope they follow through with the proposes specs.
We cannot say with confidence that the Assetz 63 Degree East property will appreciate quickly, although there could be some decent appreciation in the long run. Most areas in Bangalore have appreciated in the long run. The location is the primary reason we cannot confidently recommend a high rating for appreciation. Overall if you are primarily looking at increasing appreciation value, this may be the property for you. However if you do decide to go ahead though, one thing that will work in your favor is the low entry price which should at least help the property hold its value.
Assetz 63° East, the first Assetz Lifestyle project, is located off Sarjapur Road, Bangalore. Spread over 17.78 acres (1608 units), they have 1/2/3 bedroom apartments, swimming pool, club houses, green courts and play areas. Priced between 38 Lakhs – 65 Lakhs, this project is a great option for buyers with a budget limit.
